Pre-Engineered Building Manufacturer in Pathankot

Pathankot sits where Punjab meets Jammu & Kashmir and Himachal Pradesh. Trucks heading north on NH44 and up into the Kangra valley pass through it, and much of the city’s business is trading, storage and supply to the hills. If you are planning a godown, a factory shed, a cold store or a hall here, Mahawar Prefab Solutions (MPS) can design, make and erect a steel pre-engineered building (PEB) for you from our plant in Mandi Gobindgarh.

We are an MSME ourselves (ZED Bronze certified, with ISO 9001:2015 and ISO 45001:2018), part of the Mahawar Group that has been in the iron and steel trade since 1990. We started PEB manufacturing in 2021.

Pathankot’s industry, as it actually is

Pathankot is not a large factory town like Ludhiana. The state’s Industrial Growth Centre at Rani Ranipur on Defence Road was set up in 1995, but press reports say very few units ever came up there. Local industry associations have said for years that some units moved across the border to Kathua in J&K and Dhamtal in Himachal, where tax benefits were better.

What Pathankot does have is a strong trading and distribution base. The buildings that make most sense here are for:

  • wholesalers and distributors who need a godown close to the J&K and Himachal roads;
  • fruit, vegetable and dairy traders who need cold storage or a ripening chamber;
  • small manufacturers and workshops on the city’s outskirts and along the highways;
  • schools, banquet halls and religious halls that want a large column-free space;
  • poultry and dairy farmers in the surrounding villages.

If you are comparing sites on both sides of the border, see our pages for Kathua, Hoshiarpur and Jalandhar. We supply all of them from the same plant.

Buildings we supply and why a PEB in Pathankot makes sense

Warehouses and godowns

A trading business wants floor space quickly and wants to be able to extend it later. A PEB warehouse is bolted together from parts made in our factory, so site work is short, and the end wall can be designed to open up for a future bay. Our warehouse cost guide explains what drives the price per sq ft. For an example of a finished job, see our 20,000 sq ft warehouse at Tapa Mandi for Ashirvad by Aliaxis.

Cold storage and food handling

For cold stores we can use pre-insulated roof sheets (our Coolshyne / PI Coolshield range), which keep heat out and cut down on condensation under the roof.

Factory sheds and workshops

Steel frames can carry an EOT crane, a mezzanine for offices or stores, and lean-to extensions for loading. Our published projects include crane and mezzanine buildings from 8,250 sq ft up to 49,000 sq ft.

Halls, schools and farm buildings

Wide clear spans with no pillars in the middle suit banquet halls, satsang halls, school assembly halls and animal-husbandry sheds.

Getting the steel to Pathankot

Our plant is in Mandi Gobindgarh, about 215 km from Pathankot by road. Trucks run up NH44 through Ludhiana and Jalandhar, a road of roughly 3 to 4 hours by car; loaded trailers take longer. Columns, rafters, purlins and roof sheets are all made in our own facilities, so one dispatch plan covers the whole building.

On timelines: for a straightforward warehouse in the 10,000 to 20,000 sq ft range, the PEB industry typically works to about 6 to 10 weeks for design approval and fabrication, plus a few weeks of erection after your foundations are ready. Cranes, mezzanines and approvals add time. We give you a written schedule for your project with the quotation. During the job you get regular photo updates from the shop floor and the site.

Design conditions in Pathankot

Every pre-engineered building in Pathankot that we design is checked for the conditions at that exact plot, not copied from a plains design.

  • Earthquakes: Pathankot lies in the Himalayan foothills belt, one of the more earthquake-prone parts of Punjab. Under IS 1893 (Part 1):2016, which is again the code in force after BIS withdrew the 2025 revision in March 2026, we design the frame and bracing for the seismic zone that this code gives for your exact plot.
  • Wind: frames, purlins and roof fixings are designed for the basic wind speed IS 875 (Part 3) specifies for the site, with extra care at roof edges and open-sided sheds.
  • Rain: the area gets heavy monsoon rain. We size gutters and downpipes for it and keep roof slopes and laps right so water does not back up.
  • Soil: ground near the Chakki and Ravi river beds can be bouldery or sandy. A soil test lets your civil engineer size the footings correctly; we give the column reactions for that design.
  • Snow: Pathankot itself does not get snow loads. If your project is higher up in Himachal or J&K, tell us the location and altitude and we add snow load as IS 875 requires.

The codes we design to:

Code What it covers
IS 800:2007 Design of the steel members and connections
IS 875 (Part 1) Dead loads (self-weight of steel, sheets, fixtures)
IS 875 (Part 2) Imposed loads (roof access, mezzanine floors)
IS 875 (Part 3) Wind loads
IS 1893 Earthquake loads

Before you ask for a price

  • Plot location (a Google Maps pin is enough) and the size of building you want: length, width and eave height.
  • What the building is for, and roughly how much stock or machinery it will hold.
  • Any crane (capacity and span), mezzanine, or canopy you need.
  • Your preferred roof sheet: plain colour-coated, pre-insulated, or with polycarbonate skylights.
  • A soil test report, if you already have one.
  • When you need the building ready.

Send us these and we can show you the building in our 3D configurator, with your bays, roof type and colours, before you place an order.

Pathankot buyers often ask

Do you have a factory in Pathankot?

No. We have one manufacturing plant, at Mandi Gobindgarh in Punjab, about 215 km from Pathankot. All parts are made there and trucked to your site, and our team erects the building.

Can you supply a PEB in Pathankot and also to sites in Jammu & Kashmir or Himachal?

Yes. We serve Punjab, Jammu & Kashmir and Himachal Pradesh. Many buyers look at plots in Pathankot, Kathua and the Kangra side together, and we can quote for each.

How much does a PEB warehouse cost in Pathankot?

Our published guide puts a basic PEB warehouse at about Rs 300 to Rs 400 per sq ft, so roughly Rs 30 to 40 lakh for 10,000 sq ft. Height, span, cranes, insulation and steel prices change this, so we quote on your actual drawing.

Is a steel building safe in Pathankot’s earthquake zone?

Steel frames are light and flexible, which helps in an earthquake. We design every frame to IS 1893 and IS 800:2007 for the seismic zone of your site.

Do you also make prefabricated structures for cold storage?

Yes. As a manufacturer of prefabricated structures, we supply cold-store buildings with pre-insulated roof sheets made by our group.
