Pre-Engineered Building Manufacturer for Ladakh (Leh and Kargil)
Building anything in Ladakh is a different job from building in the plains. Material has to come a long way over high passes, the working season is short, winters are severe and snow sits on roofs for weeks. That is why many owners here choose a pre-engineered building (PEB): cutting, drilling and painting happen in our factory in Punjab, so the crew in Ladakh only has to assemble a kit of parts.

Mahawar Prefab Solutions (MPS) designs, fabricates and erects steel buildings from our plant at Mandi Gobindgarh, Punjab. This page covers the whole Union Territory of Ladakh: Leh district, Kargil district and the valleys around them. If your site is in or near Leh town, also see our PEB page for Leh, and for Kargil, Drass or Zanskar see our PEB page for Kargil.
Industry and building demand across Ladakh
Ladakh’s economy is small but growing, and it runs on a few clear sectors:
- Industrial estates: the UT has industrial estates at Leh, Phyang and Khaltsi, a mini industrial estate planned at Diskit in Nubra, and estates at Kargil and Khurbathang in Kargil district. Plots here are small, so a building that uses every square foot matters.
- Apricot and food processing: Ladakh is India’s largest apricot producer. Drying, grading, packing and storage all need clean, covered space.
- Pashmina and handicrafts: wool from the Changthang region is cleaned, sorted and stored before sale.
- Tourism: hotels, homestays, vehicle sheds, workshops and halls across Leh, Nubra, Pangong and Kargil.
- Solar and power: Ladakh has a very high number of clear days in the year, and renewable projects need stores, control buildings and maintenance sheds.
Kargil entrepreneurs have publicly raised land, packaging and transport as their biggest problems. A compact steel building with a mezzanine, delivered as a single planned shipment, helps with two of those three.
Buildings we supply, and why a PEB in Ladakh fits
- Warehouses and godowns for traders, fuel and gas dealers and building-material suppliers
- Small factory sheds and processing units for apricots, sea buckthorn and other local produce
- Cold storage and insulated stores
- Vehicle sheds, workshops and service buildings
- Halls for community, school and hospitality use
- Stores and plant rooms for solar and other energy projects
Why a pre-engineered building in Ladakh makes sense:
- Short season, less site work. Concrete and masonry need curing time and water, and both are hard to manage in the cold. Steel members arrive cut, drilled and painted, ready to bolt.
- Fewer truckloads. A PEB uses steel only where the design needs it, so the tonnage that has to cross the passes stays low.
- Insulated roofs. We make our own roofing sheets, including pre-insulated “Coolshyne” panels, which help keep heat in during the long winter.
- Room to grow. A steel building can be extended later by adding bays, without demolishing anything.
For a full overview of what a PEB includes, see our pre-engineered buildings page.
Two road routes into Ladakh
There are two road routes into Ladakh, and the right one depends on your site and the month:
| Route from Mandi Gobindgarh | Best for | Approx. road distance |
|---|---|---|
| Chandigarh – Manali – Atal Tunnel – Leh | Leh, Nubra, Changthang | about 780 km to Leh |
| Jalandhar – Jammu – Srinagar – Zoji La – Kargil | Kargil, Drass, Zanskar, then on to Leh | about 790 km to Kargil |
Both routes cross high passes that can close in winter, and the opening dates change every year. So for Ladakh we plan the job backwards from the road season: design and approval first, fabrication while the roads are closed if needed, and dispatch as soon as trucks can move.
As a general industry range, a small or medium PEB takes about 6 to 10 weeks of design and fabrication after drawings are approved, and erection of the steel takes a few weeks more once foundations are ready. In Ladakh, add allowance for the road and the weather. We give a real schedule only after we see your size, site and month of start.
Cold-desert design: snow, wind and earthquake
Ladakh is a high, cold desert. Leh stands at about 3,500 m and Kargil at about 2,700 m. The design has to allow for:
- Snow load: snow can sit on the roof for long periods, so roof slope, purlin spacing and frame size are worked out for it. Snow load is taken as per IS 875 (Part 4).
- Wind: open valleys and strong afternoon winds. Frames, cladding and fixings are designed for the basic wind speed that IS 875 (Part 3) specifies for the site.
- Earthquake: Ladakh is in one of India’s higher seismic zones. BIS issued a revised IS 1893 in 2025 and then withdrew it in March 2026, so we design to the edition of IS 1893 in force when your drawings are made.
- Cold and sun: very low winter temperatures and strong sunlight. We choose coatings and sheet types (PPGL, ZAM or PPGI) with that in mind.
- Soil: sites range from river gravel to rocky slopes. A soil report helps size the foundations correctly.
Structural steel design follows IS 800:2007, and loads follow IS 875 Parts 1, 2 and 3 for dead, imposed and wind loads.
Details we need to price a Ladakh project
- Site location (village or estate name, district) and the road access to it
- Length, width and height you need, and whether you want a mezzanine or crane
- What the building is for (storage, processing, cold store, hall)
- Roof preference: plain sheet or insulated panel
- Soil report, if you have one
- When you want to start, so we can plan around the road season
For a rough idea of budget, read our warehouse PEB cost guide. Prices in Ladakh will be higher than in Punjab because of freight and erection logistics, and we show these as separate lines in the quote.
Ladakh PEB questions we often get
Do you supply pre-engineered buildings in both Leh and Kargil districts?
Yes. This page covers the whole of Ladakh. We plan delivery through Manali for most Leh district sites and through Srinagar and Zoji La for most Kargil district sites.
Can a PEB in Ladakh carry heavy snow?
Yes, if it is designed for it. We take snow load as per IS 875 (Part 4) for your site and size the roof sheets, purlins and frames to suit.
When is the best time to start a steel building project in Ladakh?
Start the design and approvals in winter or early spring, so fabrication is complete when the passes open. Then the short summer season can go fully into foundations and erection.
Are you a prefabricated structures manufacturer near Ladakh?
Our plant is at Mandi Gobindgarh, Punjab, roughly 780 to 790 km by road to Leh or Kargil, depending on the route. All fabrication is done there and the finished steel is trucked to your site.
Will the building stay warm in winter?
A steel frame does not keep heat in by itself. Insulated roof and wall panels make a big difference, and we can quote them as an option.
