PEB manufacturer in Jammu & Kashmir and Ladakh - Mahawar Prefab Solutions

Pre-Engineered Building Manufacturer in Jammu & Kashmir and Ladakh

Mahawar Prefab Solutions (MPS) designs, fabricates and erects pre-engineered steel buildings (PEB) for factories, warehouses and cold stores across Jammu, Kashmir and Ladakh. Our plant is in Mandi Gobindgarh, Punjab, about 330 km from Jammu on NH-44, and every building is designed for the snow, wind and earthquake loads of its own site.

A pre-engineered building is a steel building whose columns, rafters, purlins and sheets are made to measure in a factory and bolted together at site. Less work happens at site, which matters in a region where the building season is short and labour, cement and water can be hard to arrange.

Distance and delivery from our plant

Steel for your building leaves our plant in Mandi Gobindgarh as numbered, ready-to-bolt members. For the Jammu side, trucks run almost the whole way on NH-44: Ludhiana, Jalandhar, Pathankot, then into J&K at Lakhanpur and on to Kathua, Samba and Jammu. Distances below are approximate road distances.

Industrial area About how far (by road) Usual route
Kathua (incl. Kathua industrial estates) About 240 km NH-44 via Pathankot and Lakhanpur
Samba About 290 km NH-44
Bari Brahmana About 310 km NH-44
Jammu (Gangyal, Digiana and city) About 325–330 km NH-44
Lassipora (Pulwama) About 560–580 km NH-44 via Jammu, Udhampur, Banihal
Srinagar (Rangreth, Khonmoh and city) About 580–600 km NH-44 via Jammu and Banihal
Leh About 750–800 km Manali–Atal Tunnel–Leh, in the summer road season
Kargil About 780–800 km Jammu–Srinagar–Zojila–Kargil, in the summer road season

The Jammu–Srinagar stretch can close for a few days after heavy snow or landslides, so we plan dispatch dates for Kashmir with some slack. We do not promise a fixed delivery date before the design is frozen and the route is checked.

Ladakh: plan around the road season

Leh and Kargil are reached by road only in the warmer months. The high passes on both routes close in winter. For a Ladakh project, the practical order is: finish the design and foundation drawings in winter or early spring, cast foundations as soon as the ground allows, and send steel early in the road season so erection can finish before the cold returns.

Industrial areas and clusters we serve

We can supply PEB buildings to private plots and to government industrial estates across both Union Territories, including:

  • Jammu division: Bari Brahmana, Samba, Kathua, Gangyal and other Jammu city estates, and the Akhnoor side.
  • Kashmir division: Lassipora (Pulwama), Srinagar and nearby estates along NH-44.
  • Ladakh: Leh and Kargil, for storage, workshops, halls and commercial buildings.

Plot elsewhere? Send us the location pin and we will check trailer access before quoting.

Buildings we make for Jammu & Kashmir and Ladakh

  • Factory sheds for manufacturing units in the Jammu belt, with or without EOT cranes.
  • Warehouses and godowns along NH-44 for distributors and logistics firms.
  • Cold storage and fruit pack-houses in Kashmir, using our pre-insulated roofing sheets (Coolshyne / PI Coolshield).
  • Food processing, pharmaceutical and textile units, with mezzanine floors where needed.
  • Crane buildings and workshops for steel, engineering and automobile units.
  • Halls, schools and poultry or animal husbandry buildings, including in Ladakh.

Design conditions in J&K and Ladakh

The same 20,000 sq ft shed is not the same design in Kathua, Srinagar and Leh. We design each building for its own site under the Indian Standards, and the design basis is written in the drawings so your engineer can check it.

Snow

In the Kashmir valley, the hill districts and Ladakh, snow sitting on the roof is often the load that decides the size of the rafters and purlins. Snow load is taken as per IS 875 (Part 4), using the site’s location and altitude. We also plan roof slope and where snow slides off, so it does not block doors or load a lower roof.

Earthquakes

Jammu & Kashmir and Ladakh are earthquake-prone. Seismic design follows IS 1893 (Part 1):2016. A revised 2025 version with a new zone map was published, but BIS withdrew that revision in March 2026 (as reported), so the 2016 code applies. Bracing, connections and foundation bolts must be designed for the site’s seismic zone, not copied from a plains design.

Wind, cold and altitude

Wind loads follow IS 875 (Part 3):2015. In Leh and Kargil we also consider very low winter temperatures, strong sun at altitude, and the fact that site repairs are hard, so we prefer coated roofing such as PPGL or ZAM and fewer site-welded joints. In the Jammu plains, summer heat matters more, and insulated roofing or a ventilation monitor on the ridge helps.

Steel and codes

Steel design is to IS 800:2007, with structural steel to IS 2062 (Part 1):2025, the current BIS standard for hot-rolled structural steel.

Approvals and bank loans, in short

  • Plot and building plan: in a government industrial estate, follow the allotting authority’s rules for building plans and setbacks. On a private plot, check land use and building permission with the local authority first.
  • Bank papers: for a term loan, banks usually ask for Udyam registration, GST registration, the approved plan and building permit, construction estimates and machinery quotations, and projections showing repayment capacity.
  • GST: GST on a PEB building is generally 18% (confirm with your CA, as the rate can depend on how the contract is written).

For loan routes, guarantee schemes and the paperwork banks ask for, read our guide: MSME loan for factory shed construction.

Government incentives for new factories in Jammu & Kashmir (2026)

The central scheme most J&K units heard about, the New Central Sector Scheme for Industrial Development of J&K (NCSS 2021), closed registration for new applicants on 30 September 2024. It continues until 2037 only for units already registered. Even under that scheme, a manufacturing unit’s capital incentive was on plant and machinery, not the factory building. So a new unit planning a shed today should not count on NCSS money. The UT’s own Industrial Policy 2021-30 and estate allotment terms should be checked with the J&K Industries & Commerce Department or your District Industries Centre.

On credit, J&K and Ladakh do get a better deal under CGTMSE, the government guarantee for collateral-free loans to micro and small units. Under its main scheme (CGS-I), cover is 80% for units in the UTs of J&K and Ladakh, against 75% for most others, and there is a 10% fee concession for these UTs on loans up to Rs 50 lakh. The ceiling is Rs 10 crore per borrower (cgtmse.in). Whether a loan covers the shed is the bank’s decision. For every state’s scheme in one place, see State subsidy for factory shed (2026).

New in 2026 for growing MSMEs

  • SME Growth Fund: on 6 October 2026 the Union Cabinet approved Rs 10,000 crore for this fund, which will put equity into small and medium firms, mainly manufacturers, through an AIF (a privately pooled investment fund registered with SEBI). Fund manager and application route: details awaited (PIB).
  • MCGS-MSME: a 60% government guarantee on loans up to Rs 100 crore for machinery-led projects; at least 60% of the project cost must be machinery or equipment (PIB, 21 March 2026).

We are an MSME too: MPS holds the ZED Bronze certificate from the MSME Ministry, so we know these forms from our own side of the desk.

Indicative price

As a starting point, our published estimate for a PEB warehouse is about Rs 300–400 per sq ft (so a 10,000 sq ft building is roughly Rs 30–40 lakh), as of October 2026. For J&K and Ladakh, the real figure moves with snow and seismic design, height, cranes, insulation and freight distance; a Leh or Kargil building will cost more per sq ft than one in Samba. See the full PEB warehouse cost guide, then send us your size for a written quote.

Why choose MPS for a J&K or Ladakh building

  • Own plant: we fabricate in Mandi Gobindgarh and make our own roofing sheets and C/Z purlins.

Frequently asked questions

How far is your plant from Jammu?

Our plant in Mandi Gobindgarh, Punjab, is about 325 to 330 km from Jammu by road, almost entirely on NH-44 via Ludhiana, Jalandhar and Pathankot. Kathua, Samba and Bari Brahmana are a little closer.

Do you supply PEB buildings to Srinagar and the Kashmir valley?

Yes. Steel goes on NH-44 via Jammu and Banihal to Srinagar, Lassipora and nearby estates. We plan dispatch with some slack because the highway can close for a few days after heavy snow or landslides.

Can you build in Leh and Kargil?

Yes. Ladakh is reached by road only in the summer season, so we finish design early, ask for foundations to be ready when the road opens, and send steel early in the season so erection finishes before winter.

Is the building designed for snow and earthquakes?

Yes. Every building is designed for its own site: snow load as per IS 875 (Part 4), wind as per IS 875 (Part 3):2015 and earthquake as per IS 1893 (Part 1):2016. The design basis is written in the drawings.

Can a new unit in J&K still get NCSS 2021 benefits for a shed?

No. Registration for new applicants under NCSS 2021 ended on 30 September 2024. Even under that scheme, a manufacturing unit’s capital incentive was on plant and machinery, not the factory building.

Do units in J&K and Ladakh get better CGTMSE cover?

Yes. Under CGTMSE’s CGS-I scheme, cover is 80% for micro and small units in the UTs of J&K and Ladakh, against 75% for most others, with a 10% fee concession on loans up to Rs 50 lakh. Whether the loan covers the shed is the bank’s decision.

What does a PEB shed cost in Jammu & Kashmir?

Our published starting estimate for a PEB warehouse is about Rs 300 to 400 per sq ft (October 2026). Snow and seismic design, height, cranes, insulation and freight distance change the final price, so we give a written quote for your site.

What is the GST rate on a PEB building?

GST on a PEB building is generally 18%. Please confirm the rate for your own contract with your CA.
