Pre-Engineered Building Manufacturer for Leh, Ladakh

Building in Leh is not like building in the plains. The town sits at about 3,500 metres, the road season is short, winters are long and very cold, and every bag of cement and every truck of steel comes from far away. A pre-engineered building (PEB) cuts down the work that has to happen at altitude. Frames, purlins and sheets leave our plant ready to fit, and the job in Leh is assembly, not construction from scratch.

Pre-engineered steel building with red trim and louvers built by Mahawar Prefab Solutions

Mahawar Prefab Solutions (MPS) designs, fabricates and erects steel buildings from our plant in Mandi Gobindgarh, Punjab. We have been making PEBs since 2021 as part of Mahawar Group, which has been in the iron and steel trade since 1990. This page explains what a pre-engineered building in Leh involves, from design loads to dispatch timing.

Business and industry in and around Leh

Leh is not an industrial city, and we will not pretend it is. Most demand here comes from small and medium units and from the service economy. The Ladakh administration, through SIDCO, runs industrial estates at Leh, Phyang and Khaltsi, and plots at Phyang have recently been allotted to new entrepreneurs.

The main activities that need covered space are:

  • Food and horticulture processing – apricot drying and processing, and sea buckthorn processing (a Centre of Excellence for sea buckthorn works at Nimoo, near Leh).
  • Storage – warehouses and cold storage to hold food, supplies and trade goods through the six months when road links are uncertain.
  • Tourism and hospitality – vehicle sheds, workshops, stores and halls for hotels, transporters and tour operators.
  • Construction and trade – godowns for building material, hardware and handicraft traders.
  • Public and community buildings – schools, halls and sheds for animal husbandry.

Buildings we supply for Leh and why steel works here

We make warehouses, factory sheds, cold storage buildings, food-processing units, workshops, school and banquet halls, and animal-husbandry sheds. For Leh, three things make a PEB a practical choice:

  • Short building season. Concrete and masonry need warm weather to cure. Steel members arrive ready, and erection does not depend on curing time, so you can finish the structure within the summer window.
  • Less material to carry. A steel frame with roof and wall sheeting is lighter than a concrete or brick building of the same size. Fewer trucks over high passes means lower freight.
  • Insulation built in. We make pre-insulated roofing sheets (our Coolshyne / PI Coolshield range), which help keep heated stores and cold rooms stable through the winter.

If you want to see how a typical project goes, read our 20,000 sq ft warehouse case study at Tapa Mandi, Punjab. For more about the building system itself, see our main pre-engineered buildings (PEB) page.

Getting the steel to Leh: route and timing

Leh is about 750 to 800 km from Mandi Gobindgarh by road on the Manali route: through Ropar and Kiratpur, up to Mandi and Manali, through the Atal Tunnel to Keylong, and then over the high passes to Leh. The other route, via Jammu, Srinagar, Zojila and Kargil, is longer.

Both roads close or become unreliable in winter. In practice that means:

  • Order and finalise drawings in winter or early spring.
  • Fabricate in Punjab while the passes are still closed.
  • Dispatch as soon as the highways open, usually in late spring or early summer.
  • Erect and close the building before the autumn cold sets in.

For a mid-size warehouse, PEB fabrication typically takes a few weeks and site erection a few more, depending on size, foundation readiness and weather. These are industry ranges, not a promise; we give a dated schedule once the design is fixed.

Designing for Leh's altitude, snow and earthquakes

A shed drawing made for Ludhiana should not be sent to Leh. We design each prefabricated structure for the actual site, to IS 800:2007 (steel design), IS 875 Parts 1, 2 and 3 (dead, imposed and wind loads) and IS 1893 (earthquake loads).

  • Snow. The roof is designed for the snow load at the site (IS 875 Part 4 covers snow), with a slope and gutter layout that lets snow slide off and does not trap ice.
  • Earthquake. The whole of Ladakh is a high-seismic region. BIS issued a revised IS 1893 zone map in 2025 and then withdrew it, so we design to the version of IS 1893 in force on the date of your contract.
  • Wind. Open valley sites can be windy. We design for the basic wind speed IS 875 (Part 3) specifies for the site, and pay attention to sheeting fasteners and ridge details.
  • Cold and sun. Night temperatures fall far below freezing and the sun at altitude is harsh on paint. We suggest a suitable coated sheet such as PPGL or ZAM, and pre-insulated panels where the building is heated.
  • Rain and soil. Rainfall is low, but flash floods and cloudbursts do happen, so we keep plinths above local flood marks. Soil is often loose gravel and sand; foundation design needs a soil report.

Before you ask for a Leh quote

  • Plot location (village or industrial estate) and a rough site plan
  • Length, width and eave height you need
  • Use of the building: store, cold room, workshop, hall
  • Crane, mezzanine or lean-to, if any
  • Whether the building will be heated or insulated
  • Soil test report, if available
  • When you want the material on site

For a first budget, our PEB warehouse cost guide gives the plains price. For Leh, freight and the extra snow and seismic steel will add to it, so treat that figure as a starting point only.

Frequently asked questions about PEB in Leh

Can a pre-engineered building in Leh take heavy snow?

Yes. We calculate the roof snow load for the exact site and choose the roof slope, purlin spacing and frame sizes to suit it.

When is the best time to order a PEB for Leh?

Place the order in winter or early spring. We fabricate while the passes are closed and dispatch when the highways open, so erection can finish within the summer.

Which route do your trucks take to Leh?

Normally the Manali route through the Atal Tunnel, which is about 750 to 800 km from our plant. The Srinagar–Kargil route is used when it is open and more convenient.

Is a PEB costlier in Leh than in Punjab?

Usually yes. Long-distance freight, higher snow and seismic loads, and insulation add to the cost. We give you a separate figure for each so you can compare.

Do you work in Kargil and other parts of Ladakh as well?

Yes. We also supply PEBs and prefabricated structures to Kargil and the rest of Ladakh, and to Jammu and Kashmir.
