Pre-Engineered Building Manufacturer for Panchkula
Panchkula is the Haryana side of the Chandigarh tricity, and its factories sit between the plains and the Shivalik hills. Most units here are small and medium makers of auto and tractor parts, electronics, medicines and engineering goods. Plots in the industrial areas are mostly allotted, so owners usually need a building that uses every square foot well, goes up quickly and can grow later.

Mahawar Prefab Solutions (MPS) designs, fabricates and erects pre-engineered buildings (PEB) from our own plant in Mandi Gobindgarh, Punjab. We started PEB manufacturing in 2021, as part of the Mahawar Group, which has been in the steel trade since 1990. We are an MSME ourselves, with ISO 9001:2015, ISO 45001:2018 and ZED Bronze certification.
Panchkula’s industrial areas at a glance
The Ministry of MSME’s district profile for Panchkula lists five main industrial areas:
- Industrial Area Phase-I and Phase-II, Panchkula – the two largest estates, with over 800 plots between them. Units range from electronics and connectors to pharma and shoes.
- Industrial Estate Phase-I, Panchkula – a smaller, older estate of about 90 plots.
- Industrial Area Barwala – about 335 plots on the Ambala side of the district, almost all allotted. HSIIDC has also announced plans to expand it.
- Industrial Estate Kalka and the Pinjore belt – a small estate of about 60 plots, in an area long linked with HMT’s machine and tool units at Pinjore.
The same profile names a Panchkula auto-parts cluster of about 300 working units making machine, automobile and tractor parts, and more than 100 ancillary units supplying the larger plants. For these businesses, a well-planned shed is a direct part of the cost of every part they make.
Buildings we supply in Panchkula and why PEB suits them
- Factory sheds for engineering and auto-part units – clear spans with no middle columns, so machines and material flow can be laid out freely.
- Crane buildings – for machining, fabrication and tool-room units that lift heavy jobs. Crane brackets and runway beams are designed in from day one.
- Pharma and electronics units – clean, closed buildings with insulated roofing and mezzanine floors for offices, stores or packing.
- Warehouses and godowns – for traders and distributors serving the tricity market.
- Schools, banquet halls and farm buildings – in the outer villages towards Raipur Rani and Morni.
A pre-engineered building in Panchkula makes sense for three plain reasons. First, all steel is cut, welded and drilled at our plant, so site work is mostly bolting, which is quicker and cleaner on a tight industrial plot. Second, each frame is designed for your exact span and load, so you do not pay for extra steel. Third, a PEB can be extended later by adding bays at one end, which suits units that plan to grow in stages.
We also make our own colour-coated roofing sheets, C and Z purlins and pre-insulated “Coolshyne” sheets, so the roof and the frame come from one supplier. For a sense of the budget, see our PEB warehouse cost guide.
From our plant to your Panchkula plot
Our plant is about 70 km from Panchkula by road, usually around one and a half hours by car. Trucks normally run down NH-44 towards Rajpura and then through Zirakpur into Panchkula, so heavy columns and rafters reach your site the same day they leave the plant.
Being this close helps in practical ways. Our engineers can visit the site for a survey without a long trip, and if a part needs changing during erection, it can come from the plant quickly.
On timelines: across the PEB industry, a typical factory or warehouse of 10,000 to 30,000 sq ft takes roughly 6 to 12 weeks for design and fabrication, and a few more weeks for erection, once drawings and foundations are ready. The real time for your job depends on size, cranes, mezzanines and site readiness. We give you a schedule with the quotation and track progress with dispatch logs and photo updates.
Design conditions in Panchkula
Panchkula is not like the flat plains of central Punjab, so a pre-engineered building in Panchkula has to be designed for hill-edge conditions.
- Earthquakes: the MSME profile notes that the district has felt earthquakes of moderate to high intensity, being near the Himalayan foothills. Panchkula falls in Seismic Zone IV under IS 1893 (Part 1):2016, the version in use today. We design the frame, bracing and connections for this.
- Wind: we design for the basic wind speed IS 875 (Part 3) specifies for the site, plus local factors such as open ground or a hill-side plot.
- Rain and drainage: average rainfall is about 691 mm a year, mostly in the monsoon, with some winter rain. Seasonal streams and the Ghaggar can carry heavy flow, so we size gutters and downpipes generously and suggest a raised plinth on low-lying plots.
- Soil: soils vary from light loam in the plains to gravelly piedmont and hill soils towards Pinjore and Morni. A soil test helps size the foundations correctly.
All our buildings are designed to IS 800:2007 (steel design), IS 875 Parts 1, 2 and 3 (dead, live and wind loads) and IS 1893 (earthquake loads).
Details we need to price your shed
To price a PEB in Panchkula accurately, we need a few basic details:
- Plot size and the building size you need (length, width, height at the eaves)
- What the building is for, and the machines or racks going inside
- Crane needs, if any (capacity in tonnes and height of lift)
- Mezzanine floor, office block or lean-to needs
- Roof and wall sheet choice, and whether you want insulation
- Plot location (industrial area and plot number) and a soil report, if you have one
Share these on WhatsApp and we can model the building in 3D for you to check before you commit. Our pre-engineered buildings page explains the system in more detail, and our Tapa Mandi warehouse case study shows a 20,000 sq ft project we built for Ashirvad by Aliaxis.
Frequently asked questions
Do you supply pre-engineered buildings in Barwala and Pinjore as well as Panchkula city?
Yes. We supply and erect PEB across Panchkula district, including Industrial Area Phase-I and Phase-II, Barwala, Pinjore and Kalka, and the villages around them.
How far is your plant from Panchkula?
Our plant in Mandi Gobindgarh is about 70 km from Panchkula by road, around one and a half hours by car, so materials and our site team can reach you the same day.
Is a PEB safe in an earthquake zone like Panchkula?
Yes, when it is designed for it. Steel frames are light and flexible, and we design each building for the seismic zone of the site as per IS 1893, with proper bracing and bolted connections.
Can you build a crane shed for an auto-parts or tool unit?
Yes. We design crane buildings with runway beams and brackets built into the frame. Tell us the crane capacity and lift height, and we size the structure for it.
Are you also prefabricated structures manufacturers for Chandigarh and Zirakpur?
Yes. As a prefabricated structures manufacturer serving the whole tricity, we also work in Chandigarh, Zirakpur, Mohali and Ambala.
