Mahawar Prefab Solutions (MPS) designs, makes and erects pre-engineered buildings (PEB) for factories, warehouses and cold stores across Rajasthan – from Bhiwadi and Neemrana to Jaipur, Jodhpur and Udaipur. Everything is fabricated at our own plant in Mandi Gobindgarh, Punjab, and designed for Rajasthan’s heat, dust and wind.

We started PEB manufacturing in 2021 as part of Mahawar Group, which has been in the iron and steel trade since 1990. We hold ISO 9001:2015, ISO 45001:2018 and ZED Bronze certification. Distance and delivery from our plant to Rajasthan

Our plant is in Mandi Gobindgarh, the steel town of Punjab. The table gives approximate road distances to Rajasthan’s main industrial areas. Actual distance depends on the route the transporter takes.

We plan dispatch in the order of erection, so the first trucks carry anchor bolts and columns, and roofing follows. We share a dispatch plan with the quote; road time depends on truck availability, route and loading and is confirmed at that stage.

Designing for Rajasthan: heat, dust, wind and earthquakes

Heat and insulation

Summer afternoons in much of Rajasthan can cross 45°C, and a bare metal roof turns the hall below into an oven. Options we can include:

• Pre-insulated Coolshyne / PI Coolshield roofing sheets, which cut heat coming through the roof.
• Light-coloured, high-reflectance colour-coated sheets (PPGI or PPGL).
• Higher eave height, so hot air stays above the working level.

Ventilation and daylight

A ridge ventilation monitor – a raised strip along the top of the roof – lets hot air escape all the time. We have built double-slope buildings with this feature. Polycarbonate sheets in the roof bring in daylight and cut lighting cost. Wall louvres and turbo ventilators can be added to the design.

Dust and sandstorms

Dust storms are common in western Rajasthan before the monsoon. We detail sheet overlaps, ridge and flashing joints so dust and rain stay out, and we suggest coatings to suit the site: PPGL (aluminium-zinc coated) or ZAM (zinc-aluminium-magnesium coated) sheets are generally chosen for better corrosion resistance than plain galvanised sheets.

Wind and seismic design

Open desert sites can face strong gusts, so roof sheets, purlins, bracing and anchor bolts are designed for the wind load of your exact location under IS 875 (Part 3), using its wind speed map, terrain and building height. Earthquake loads are checked to IS 1893 (Part 1):2016 – BIS withdrew the 2025 revision in March 2026 (as reported), so the 2016 edition applies. Main structural steel is to IS 2062 (Part 1):2025, the current Indian standard for hot-rolled structural steel.

Approvals for a factory shed in Rajasthan (in short)

• Land and building plan: on a RIICO plot, follow your allotment terms and get building plans approved as RIICO requires; outside RIICO, check land-use and local building approval.
• MSME Act 2019: a new MSME can file a Declaration of Intent under the Rajasthan MSMEs (Facilitation of Establishment and Operation) Act 2019. The acknowledgement certificate works in place of many state approvals and inspections – for 5 years, as per the Rajasthan MSME Policy 2024.
• Factory licence: under the OSH Code 2020 (in force from 21 November 2025), a licence is needed from 20 workers with power (40 without power), and permission to build or extend a factory is to be decided within 30 days, otherwise it is deemed given.
• Building standards: the National Building Code 2016 was replaced by SP 7:2026 National Building Construction Standards on 30 April 2026.
• Bank file: banks usually ask for the approved plan and building permit along with construction estimates. We give you the drawings and a detailed quotation for this.

Government incentives for new factories in Rajasthan (2026)

Rajasthan’s main scheme is the Rajasthan Investment Promotion Scheme (RIPS) 2024, notified on 8 October 2024 and valid till 31 March 2029 or until a new policy comes. For MSMEs it offers interest subvention for 7 years (6% on loans up to Rs 5 crore, 4% on Rs 5-10 crore, 3% on Rs 10-50 crore), 100% electricity duty exemption and mandi fee reimbursement for 7 years, and stamp duty and land conversion benefits in stages notified by the state. All MSME incentives together are capped at Rs 5 crore a year. RIPS uses its own MSME size bands, not the Udyam limits.

The Rajasthan MSME Policy 2024 (Department of Industries & Commerce) adds extra interest subvention on plant and machinery loans: up to 2% more on loans up to Rs 5 crore, 1% on Rs 5-10 crore and 0.5% on Rs 10-50 crore. Under the RIPS logistics package, warehouses can get a 25% capital subsidy and cold storage 20%, within annual ceilings; the investor chooses either the capital subsidy or the interest subsidy, not both. For ordinary MSMEs, RIPS gives a capital subsidy only to plastic-alternative makers and agro and food processing units. The policy text we read does not make clear whether building cost counts, so confirm eligible items with the District Industries Centre before you plan around it.

At the national level, the Union Cabinet approved Rs 10,000 crore for the SME Growth Fund on 6 October 2026. It will put equity into growing SMEs through an AIF (a privately pooled investment fund registered with SEBI); the fund manager and how to apply are not yet announced. Indicative price

As published in our warehouse cost guide, a PEB warehouse costs about Rs 300-400 per sq ft (October 2026), so a 10,000 sq ft warehouse is roughly Rs 30-40 lakh. Your price depends on span, height, crane load, wind load at your site, insulation, sheet brand and steel prices on the day. Delivery distance also matters for Rajasthan.
