PEB manufacturer in Delhi NCR - Mahawar Prefab Solutions

Pre-Engineered Building Manufacturer in Delhi NCR

Mahawar Prefab Solutions (MPS) designs, makes and erects pre-engineered steel buildings (PEB) for factories and warehouses across Delhi NCR – from Kundli and Bahadurgarh to Gurugram, Manesar, Faridabad, Noida, Ghaziabad and Bhiwadi. The steel is cut and welded in our plant in Mandi Gobindgarh, Punjab, and bolted together at your site.

A PEB is a steel building designed for your exact size and load, made in a factory and bolted together on site, so most of the dusty cutting and welding happens in our plant, not on your plot.

Mahawar Group has been in the steel trade since 1990; we started PEB manufacturing in 2021. We hold ISO 9001:2015, ISO 45001:2018 and ZED Bronze certification. ZED is a Ministry of MSME certification, so we are an MSME ourselves and plan your project the way a factory owner would.

Distance from our plant to NCR’s industrial areas

Approximate road distances from Mandi Gobindgarh:

Industrial area Approx. road distance Approx. drive time by car
Sonipat, Kundli and Rai about 230-240 km 4 to 5 hours
Bahadurgarh about 280 km about 5 hours
Ghaziabad about 290 km 5 to 6 hours
Noida and Greater Noida about 300-315 km 5 to 6 hours
Faridabad about 310 km 5 to 6 hours
Gurugram and Manesar about 320 km 5 to 6 hours
Rewari, Dharuhera, Tauru and Bhiwadi about 330 km 5 to 6 hours

Why warehouse and factory demand is strong in NCR

NCR is one of India’s two biggest warehousing markets, alongside Mumbai. Knight Frank’s India Warehousing Market Report 2026 puts NCR leasing at 12.2 million sq ft in 2025, up 32% on 2024, with the NH-48 and KMP Expressway cluster taking 77% of the volume. Cushman & Wakefield’s H1 2026 update reports 8.7 million sq ft leased in Delhi NCR in January-June 2026, about 24% of India’s demand.

Grade B space (simpler, lower-cost buildings rather than top-spec logistics parks) took 60% of NCR deals in 2025, per Knight Frank. For an owner, this means a plain, well-built shed on your own plot can still find users or tenants – you do not need a premium park to take part in this demand.

Building types we make for NCR

  • Warehouses and logistics sheds with high eaves, wide spans and space for loading docks.
  • Factory sheds for auto-part, forging, engineering and electronics units, with an EOT (overhead) crane where needed.
  • Cold storage and food-processing buildings with pre-insulated “Coolshyne”/PI roof sheets.
  • Pharmaceutical, textile and garment units with daylight sheets and roof ventilators.
  • Mezzanine and G+1 buildings for an office or storage floor inside the shed.

We make our own roofing sheets, purlins and accessories, so frame and roof come from one supplier.

GRAP air-quality rules and building in NCR

GRAP (Graded Response Action Plan) is the emergency plan the Commission for Air Quality Management (CAQM) runs across NCR. It has four stages linked to Delhi’s AQI (Air Quality Index): Stage I at 201-300, Stage II at 301-400, Stage III at 401-450 and Stage IV above 450 (PIB, Nov 2025).

  • Web-portal registration: construction sites with a plot of 500 sq m or more must register on the dust-monitoring portal. On 28 September 2026 CAQM extended this to eligible projects outside municipal limits, including industrial areas and highway corridor zones (PIB, 29 Sep 2026).
  • Stage III: dust-generating construction work stops across NCR. The Stage III order has listed items such as excavation and earthwork, piling, brick and masonry work, ready-mix concrete plants, welding and gas-cutting, painting, and loading or unloading of cement, sand and similar materials, with exemptions for some essential public projects. CAQM revised the schedule again in September 2026, so check the current list before you plan site work.
  • Stage IV: the restrictions go further.

Stage III has been imposed during recent winters, typically for some weeks between November and January. The full schedule is on the CAQM website.

How a PEB helps: the frame is cut, welded and painted in our Punjab plant, outside NCR, and mostly bolted on site, so there is far less site dust than with a brick-and-concrete building. Foundations still need excavation and concrete, which stop under Stage III, and whether erection may continue depends on the order in force. We try to finish foundations before the winter pollution season.

Design conditions in NCR and the codes we follow

  • Heat: insulated roof sheets, ridge ventilators and enough eave height keep the inside workable in summer.
  • Dust storms and wind: the frame, roof sheets and fixings are designed for the basic wind speed IS 875 (Part 3) gives for your site, with the right allowance for large openings such as truck doors.
  • Earthquake: design follows IS 1893 (Part 1):2016. BIS withdrew the 2025 revision in March 2026 (as reported), so the 2016 version applies. We check the zone for your exact site when we design.
  • Monsoon: gutters sized for heavy spells, and a higher plinth on low-lying plots.

Steel design follows IS 800:2007, and loads follow IS 875 Parts 1 to 3. Structural steel should meet IS 2062 (Part 1):2025, the revised standard that replaced IS 2062:2011 in June 2026 (BIS circular).

Approvals for a factory shed in NCR, in short

NCR spans four states, so the rules depend on where your plot is. Your architect will confirm what applies.

  • Haryana (Gurugram, Faridabad, Sonipat, Bahadurgarh, Rewari): plots in an industrial plotted colony can use self-certification under the Haryana Building Code 2017 (HBC 2017). The Haryana Right to Business Bill 2026 was passed on 1 September 2026 and notified in the e-gazette on 18 September 2026. It offers Udyam-registered MSME manufacturing units a Certificate of In-Principle Approval (an early go-ahead to set up the unit) or a decision on the application within 15 working days.
  • Rajasthan (Bhiwadi, Neemrana): under the Rajasthan MSME (Facilitation) Act 2019, a new MSME files a Declaration of Intent and gets an acknowledgement that works as approval for the period allowed (5 years as per the Rajasthan MSME Policy 2024).
  • Uttar Pradesh (Noida, Greater Noida, Ghaziabad): building plans usually go to the authority that allotted the plot – for example the Noida, Greater Noida or YEIDA authority, or UPSIDA (UP State Industrial Development Authority).

We supply the structural drawings and calculations your architect and bank need. See our guide to MSME loans for factory shed construction.

Government incentives for new factories in Delhi NCR (2026)

On the UP side, the UP MSME Promotion Policy 2022 gives a first-time capital subsidy in Paschimanchal (western UP) of 20%, 15% and 10% for micro, small and medium units, up to Rs 4 crore per unit. It is paid in two instalments, the first after construction of the related buildings is completed. Land cost is not eligible. Stamp duty relief is 50% in Gautam Buddh Nagar and Ghaziabad. In Rajasthan, RIPS 2024 offers a 25% capital subsidy for warehouses (20% for cold storage), with an annual ceiling of Rs 15 crore; the investor chooses capital or interest subsidy.

In Haryana, the Make in Haryana Industrial Policy 2026 (notified 26 May 2026) covers large, mega and ultra-mega units only. A separate MSME policy has been reported with capital subsidy of 15-30%, up to Rs 4 crore – check the official notification before you plan on it. Details for each state are in our state subsidy guide for factory sheds (2026).

Indicative price

Our warehouse PEB cost guide puts a PEB warehouse at about Rs 300 to Rs 400 per sq ft, so a 10,000 sq ft warehouse works out to roughly Rs 30 to 40 lakh (figure as published on our site, October 2026). The final price depends on span, height, cranes, roof type, steel prices and freight to your site.

GST on a PEB supply is generally 18% (confirm with your CA).

Frequently asked questions

How much does a PEB warehouse cost in Delhi NCR?

Our published cost guide puts a PEB warehouse at about Rs 300 to Rs 400 per sq ft (October 2026). The final price depends on size, height, cranes, roof type, steel prices and freight. Share your plot size and use for a written quote.

Can I build a PEB shed during GRAP restrictions in NCR?

Under GRAP Stage III, dust-generating work such as excavation, piling, masonry, ready-mix concrete and site welding stops across NCR. A PEB frame is cut and welded in our Punjab plant and mostly bolted on site, so there is much less site dust. Foundations still need concrete, and whether erection may continue depends on the order in force, so we try to finish foundations before the winter pollution season.

Your plant is in Punjab. How do you serve NCR sites?

Our plant in Mandi Gobindgarh is about 240 km from Kundli and about 320 km from Gurugram by road. The steel is made and checked in the plant, sent by trailer and erected by our team.

Is there a subsidy for a new factory shed in Noida or Ghaziabad?

The UP MSME Promotion Policy 2022 gives a first-time capital subsidy in western UP of 20%, 15% and 10% for micro, small and medium units, up to Rs 4 crore. The first instalment is paid after construction of the related buildings is completed. Land cost is not eligible.

Can a bank loan cover the PEB building?

Banks finance factory projects under term loans, often backed by a CGTMSE guarantee of up to Rs 10 crore for micro and small units. No scheme says in so many words that it funds sheds, so the bank decides what it finances.

Which earthquake code do you use for buildings in NCR?

IS 1893 (Part 1):2016. BIS withdrew the 2025 revision in March 2026 (as reported), so the 2016 version applies. We check the zone and wind speed for your exact site during design.
