If you are planning to build a warehouse in India, one of the first questions that comes to mind is “How much will warehouse construction cost?”
With the growing demand for logistics, e-commerce, manufacturing, and industrial storage, businesses are increasingly choosing PEB (Pre-Engineered Buildings) for warehouses.
A PEB warehouse steel building is faster to construct, cost-efficient, and durable compared to traditional construction methods.
Currently, the PEB warehouse construction cost typically starts from ₹375–₹450 per square foot, depending on design, specifications, and project requirements.
In this guide, we will explain the warehouse construction cost in Punjab, the factors affecting pricing, and why PEB warehouses are the preferred choice for modern industries.
What is a PEB Warehouse?

A PEB warehouse is a pre-engineered steel structure designed and manufactured in a factory and assembled on-site.
These structures are made using high-strength steel components such as columns, rafters, purlins, and roofing sheets.
Compared to traditional concrete buildings, a warehouse steel building using PEB technology offers several advantages:
✔ Faster construction time
✔ Lower construction cost
✔ High structural strength
✔ Flexible design for large spans
✔ Easy expansion in the future
This is why most modern logistics parks, factories, and storage facilities prefer PEB warehouses.
PEB Warehouse Construction Cost Per Sq Ft
The average PEB warehouse construction cost in India ranges between:
₹375 – ₹450 per sq ft
However, this cost can vary depending on multiple factors such as:
- Steel weight and structure design
- Warehouse size and height
- Roofing sheet type
- Crane requirements
- Insulation and ventilation systems
For example:
| Warehouse Size | Approx Cost |
| 10,000 sq ft | ₹37.5 – ₹45 Lakhs |
| 20,000 sq ft | ₹75 – ₹90 Lakhs |
| 50,000 sq ft | ₹1.9 – ₹2.25 Crore |
Large warehouses often have lower per sq ft costs because of economies of scale.

Godown / Warehouse Construction Cost per Sq Ft in 2026
Most people who ask “what does a godown cost?” are comparing two very different numbers. One is the price of the steel building (frame, roof and walls). The other is the price of the complete project – foundation, floor, drains, lights and fire safety included. Both are useful, but only if you know which one you are looking at.
The table below puts them side by side. The first row is our own starting range for a standard PEB warehouse. The other rows are market ranges published by others, collected in October 2026. They are indicative only – your soil, location, height and specification will move them up or down.
| Item (per sq ft of covered area) | Indicative range, Oct 2026 | Source / what it includes |
|---|---|---|
| PEB steel building – columns, rafters, purlins, roof and wall sheeting, erection | ₹375 – ₹450 | Mahawar Prefab Solutions starting range for a standard warehouse. Depends on span, height, roofing and loads. |
| Foundation and civil work (footings, pedestals) | ₹250 – ₹500 | Market range, ConstructionEstimatorIndia, 2026 guide. Soil condition matters most. |
| Industrial floor (concrete, M40 grade) | ₹300 – ₹450 | Same source. Heavy racking or forklifts need a thicker floor. |
| Electrical, plumbing and fire safety (basic) | ₹200 – ₹400 | Same source. Fire system needs depend on what you store and local rules. |
| Rough total for a complete basic godown | about ₹1,125 – ₹1,800 | Simple addition of the four rows above (our arithmetic, not a quotation). |
| Published turnkey range for a basic godown | ₹1,200 – ₹1,900 | ConstructionEstimatorIndia: structure, M40 floor and basic MEP. A logistics-grade warehouse is quoted at ₹1,850 – ₹2,600. |
Not included anywhere above: land, boundary wall, roads and yard paving, approvals and fees, and GST. GST on a PEB supply is generally 18% (confirm with your CA). Also note that GST paid on building your own warehouse is generally not available as input tax credit – the GST law (CGST Act section 17(5)) blocks it for buildings. Budget for it as a cost, and ask your CA how it applies to your case.
Why do online prices vary so much? Because the scope differs. Some sellers quote only the steel package (often ₹250 – ₹500 per sq ft, as Tata Nexarc’s Dec 2025 guide lists for Delhi NCR), some quote per kg of steel, and some quote the full turnkey building. When you collect quotes, ask each supplier for the steel weight in kg per sq ft and a written list of what is included. That is the only fair way to compare.
Warehouse Construction Cost in Punjab
Punjab has become an industrial and logistics hub, especially in cities like Ludhiana, Jalandhar, and Mandi Gobindgarh.
The warehouse construction cost in Punjab using PEB technology generally falls within the same range of ₹375–₹450 per sq ft, depending on:
- Land location
- Soil condition and foundation design
- Roofing materials
- Structural steel weight
Companies like Mahawar Prefab Solutions specialize in designing and manufacturing custom PEB warehouse steel buildings that meet industrial standards while keeping the project cost optimized.
Example: we built a 20,000 sq ft PEB warehouse for Ashirvad by Aliaxis at Tapa Mandi, Punjab – see the Tapa Mandi warehouse project.

Key Components of a Warehouse Steel Building

A typical PEB warehouse steel building consists of the following components:
1. Primary Steel Structure
This includes main columns and rafters, which form the structural backbone of the warehouse.
2. Secondary Members
Secondary framing elements such as purlins, girts, and bracing systems provide additional strength and stability.
3. Roofing System
Most warehouses use color coated metal roofing sheets that are weather resistant and durable.
4. Cladding and Wall Panels
Wall cladding protects the structure from weather conditions and enhances aesthetics.
5. Ventilation and Skylights
Industrial warehouses require natural ventilation and daylight panels to reduce energy consumption.
Factors That Affect Warehouse Construction Cost
Even though the base price starts from ₹375 per sq ft, the final project cost depends on several technical factors.
1. Warehouse Span and Height
Large span structures require heavier steel sections, increasing the cost.
2. Roofing Sheet Type
Options such as insulated panels, polycarbonate sheets, or standing seam roofing affect pricing.
3. Crane Load Requirements
Warehouses with EOT cranes require additional structural reinforcement.
4. Insulation and Ventilation
Industrial warehouses may require PUF panels, turbo ventilators, or ridge ventilators.
5. Mezzanine Floors
Some warehouses require mezzanine floors for office or storage space, which adds to the cost.
What Changes the Price in 2026
Steel is the biggest single part of a PEB building’s price, so steel prices matter. Here is what has happened this year, in plain numbers.
Steel prices have risen through 2026
The benchmark for hot-rolled coil (HRC – the flat steel that PEB plates and sections are made from) has gone up steadily:
| Date | HRC benchmark (₹ per tonne, ex-Mumbai, before GST) | Source |
|---|---|---|
| Early January 2026 | about ₹51,000 | BigMint, 5 Jan 2026 |
| 31 March 2026 | about ₹59,500 (a 3-year high) | BigMint, 31 Mar 2026 |
| September 2026 | about ₹62,000 (highest since June 2022) | Mysteel, 7 Sep 2026 |
| 1 October 2026 | about ₹63,000 | SMM, 1 Oct 2026 |
That is a rise of roughly 23% between January and October 2026. Reports link it to tight supply, higher coking coal costs and the safeguard duty on imported flat steel. That duty is 11.5% for the year 21 April 2026 to 20 April 2027 (12% in the year before, 11% in the year after), as reported by Argus and BigMint. City-level dealer prices are a little lower: Tata Nexarc showed HR coil at ₹54,800 – ₹60,450 per tonne in October 2026, depending on city and supplier.
What this means for you: a quotation is usually valid only for a short period, because steel moves every month. If your project is ready, lock the price in writing with a clear validity date. If it is months away, expect the quote to be revised.
Other things that move the price
- Span and eave height. A wider column-free hall or a taller building needs heavier steel. Ask whether a central column row is acceptable – it often saves steel.
- Wind and earthquake loads. Every building is designed for its site. Seismic design in India follows IS 1893 (Part 1):2016 (the 2025 revision was withdrawn in March 2026, as reported). Sites with higher wind or earthquake loads can need more steel.
- Steel grade and standard. Structural steel in India is now made to IS 2062 (Part 1):2025, which replaced IS 2062:2011 from 29 June 2026 (BIS circular). Ask your supplier for mill test certificates.
- Roofing sheet. Plain colour-coated sheet (PPGI/PPGL) costs less than pre-insulated (PUF) panels. If you store food, pharma or anything heat-sensitive, insulation can save more in running cost than it adds in building cost.
- Cranes and mezzanines. An EOT crane needs crane girders and stronger columns. A mezzanine floor adds steel and decking.
- Distance and site access. Freight from the plant and crane access at site are part of the price. Our plant is in Mandi Gobindgarh, Punjab.
- Soil. Weak or filled soil means bigger footings – this changes the civil cost, not the steel cost.
Why PEB Warehouses are Better than Conventional Buildings
Many industries are shifting from traditional RCC buildings to warehouse steel buildings due to their advantages.
Faster Construction
A PEB warehouse can be completed 40–50% faster than conventional construction.
Cost Efficiency
Steel structures require less labor and shorter construction time, reducing overall cost.
Large Clear Span
PEB warehouses allow wide column-free spaces (the clear span is designed for each project), which is ideal for storage and logistics operations.
Easy Expansion
Additional bays can be added later without major structural modifications.
How to Fund Your Warehouse in 2026
Most godowns and warehouses are built with a bank term loan plus the owner’s own money. 2026 brought some useful changes for MSMEs. We are an MSME ourselves (we hold ZED Bronze, a certification from the MSME ministry), so these schemes matter to us too. A short guide:
- Collateral-free loans through CGTMSE. For micro and small enterprises, the Credit Guarantee Fund Trust (CGTMSE) can guarantee bank loans up to ₹10 crore without collateral, for guarantees approved from 1 April 2025 (cgtmse.in). CGTMSE covers 75% of the loan for most borrowers; ZED-certified units get 85% cover and a 10% concession on the guarantee fee.
- Machinery-heavy projects: MCGS-MSME. This scheme gives lenders a 60% guarantee on loans up to ₹100 crore. Since 21 March 2026, at least 60% of the project cost must be machinery or equipment (PIB, 21 Mar 2026). It suits a new factory with a lot of machinery, not a plain storage godown.
- ECLGS 5.0 (approved by the Union Cabinet on 5 May 2026) is an emergency working-capital top-up for existing borrowers. It is not meant for a new building (PIB).
- SME Growth Fund (₹10,000 crore). Approved by the Union Cabinet on 6 October 2026. It will invest equity (not loans) in growing small and medium manufacturers through an AIF – a privately pooled investment fund registered with SEBI (PIB, 6 Oct 2026). The fund manager and how to apply have not been announced yet – details awaited.
- State incentives. In Punjab, the Industrial & Business Development Policy 2026 (Gazette, 8 March 2026) offers new units a capital subsidy of up to 20% of eligible fixed capital investment (FCI – the money put into fixed assets), maximum ₹10 crore, paid in yearly instalments. MSMEs need at least ZED Bronze to claim any post-production incentive (policy text). Whether the building counts as “eligible” is set in the policy’s operational guidelines – check with the Punjab industries department before you plan around it.
One honest point: no scheme document we have read says in so many words that it “funds warehouse sheds”. The bank decides what it finances, based on your project report and repayment capacity. Also good to know: the cost of your building does not count towards the investment limit for Udyam (MSME) registration – land and building are left out of that figure.

Warehouse & Godown Construction Cost: FAQs
What is the godown construction cost per sq ft in 2026?
For the PEB steel building alone (frame, roof and wall sheeting, erection), a standard godown starts at about ₹375 – ₹450 per sq ft. A complete godown with foundation, concrete floor and basic electrical and fire safety usually works out to roughly ₹1,125 – ₹1,900 per sq ft, going by published market ranges in October 2026. Land, approvals and GST are extra.
What does a 10,000 sq ft warehouse cost?
The PEB steel building for 10,000 sq ft costs about ₹37.5 – ₹45 lakh at ₹375 – ₹450 per sq ft. Adding foundation, floor and basic services at published market rates, a complete basic warehouse of this size can come to roughly ₹1.1 crore to ₹1.8 crore. Your soil, height and specification decide where in that range you land.
How much does a 1 acre warehouse cost?
One acre is 43,560 sq ft of land, but you will not cover all of it – local building rules limit ground coverage, and you need space for trucks, parking and setbacks. Price the covered area, not the plot. For example, a 20,000 sq ft PEB steel building on that acre costs about ₹75 – ₹90 lakh for the steel structure, plus civil works, floor, services, yard and boundary wall.
How long does it take to build a PEB warehouse?
PEB construction takes about 40-50% less time than RCC construction, according to industry data by Crisil quoted in a 2025 SEBI filing (EPACK Prefab prospectus). Published guides give different figures – from about 12-14 weeks for a 20,000 sq ft warehouse to several months for a bigger or more complex shed. Your actual timeline depends on approvals, foundation work, weather and how quickly drawings are finalised.
Does the ₹375 – ₹450 per sq ft price include foundation, flooring and GST?
No. That range is for the steel building. Foundation, flooring, drainage, electrical and fire systems are separate civil and services work. GST is extra – generally 18% on a PEB supply (confirm with your CA).
Can I get a bank loan to build a warehouse?
Yes, banks give term loans for business buildings, but the bank decides what it finances based on your project report and repayment capacity. Micro and small enterprises can ask the bank about a CGTMSE guarantee, which can cover collateral-free loans up to ₹10 crore. See our guide on MSME loans for factory sheds.
